Dulwich roofs: slate, clay tile and the odd copper one

Dulwich Village has houses from almost every period since the Georgians. Southwark Council's appraisal describes "buildings of the mid 18th to the 21st centuries", built in red, brown or yellow stock brick with "slated or tiled roofs" (Southwark Council). East Dulwich is younger and more uniform: it went from fields and market gardens to housing between 1865 and 1885 (Ideal Homes).

North of the village, the Sunray Estate of 1920-22 has some 240 houses and six blocks of flats, "all built with steeply-pitched clay tiled roofs" (Southwark Council). Look closely and you'll find copper too: the Dulwich Estate says it "has been used for roofs on some Dulwich houses since the 1960s" (Dulwich Estate).

Steve has worked here before. The natural slate roof with a terracotta ornamental ridge at the top of this page is from his earlier work in Dulwich, and so is a torch-on felt flat roof with a polycarbonate roof light. Both are on our projects page.

Flat roofs and roof lights in Dulwich

Behind the terraces and villas there are flat roofs: rear extensions, dormers and bays. The one in the photo is Steve's earlier work in Dulwich, in torch-on felt with a triple-skin polycarbonate roof light.

We use high-performance torch-on felt and liquid systems, never fibreglass, and we detail the upstands round a roof light so the water goes where it should. For a free flat roof quote, WhatsApp Steve a photo and we visit within 2 days.

Planning rules for roofs in Dulwich

The Dulwich Village Conservation Area was designated in 1968, "one of the first to be designated in Southwark". Close by are the Dulwich Wood, Stradella Road and Sunray Estate conservation areas (Southwark Council). Where re-roofing can't be avoided in the village, the council's guidance is that "the use of natural slate or clay tiles, as appropriate, will usually be required". It calls concrete tiles and artificial slate "unacceptable", and says original chimney stacks and pots "should always be retained and repaired if necessary" (Southwark Council).

Many Dulwich homes have a second set of rules. Just over 4,000 properties are in the Dulwich Estate's Scheme of Management (Dulwich Estate), and "all changes to the external appearance of a property are subject to approval under the Scheme of Management, even if they are exempt from planning permission". Its roofing guideline says replacement roofing should match the original material, that concrete tiles "are not an acceptable substitute for clay", and that samples should be approved before work starts (Dulwich Estate). If you're in the Scheme, we'll tell you exactly which slate or tile we'd use, so you have what the Estate asks for.

Small repairs are simpler. Southwark's guidance lists clearing out gutters and downpipes and refixing loose roof slates among the minor tasks "that will not require authorisation".

Dulwich roofing questions

We also cover West Wickham, Beckenham, Bromley, Chislehurst, Orpington and Petts Wood, Forest Hill, Sydenham, and Westerham.

Do you cover Dulwich Village, East Dulwich and West Dulwich?

Yes. Dulwich is about 6 miles from our base in West Wickham. We visit to quote within 2 days, and quotes are free: call John or WhatsApp Steve a photo of the problem.

Will a roofer in Dulwich come out for a small repair?

Yes. Small roof repairs in Dulwich are as welcome as re-roofs: a slipped slate, a loose ridge tile or a leak where the lead meets the chimney. If a repair is all it needs, that's what we'll quote for.

Can I use concrete tiles or artificial slate on a Dulwich roof?

In the Dulwich Village Conservation Area, Southwark Council's guidance says no: natural slate or clay tiles will usually be required. The Dulwich Estate also says concrete tiles are not an acceptable substitute for clay. We'll match what your house was built with.

Do I need the Dulwich Estate's approval to re-roof?

If your home is in the Estate's Scheme of Management, yes. Any change to the outside of the house needs its approval, even work that doesn't need planning permission, and it wants samples of the roofing approved before work starts.

Why does the roofing material matter on an older Dulwich house?

Weight, for one. Southwark's guidance warns that concrete tiles can weigh more than the roof timbers and internal walls of an older house were designed to carry. Slate and clay are what these roofs were built for.
