Sydenham roofs: the Crystal Palace building boom
Sydenham grew fast after "the news in 1852" that the Crystal Palace was coming to Sydenham Hill. "The number of new houses built in the area each year doubled, and the size of the average house also grew", and the boom lasted 20 years (Lewisham Council).
Those houses are mostly slate-roofed. In Sydenham Park, "construction is mainly of London stock yellow brick, stuccoed dressings, plaster decorations and slate roofs" (Lewisham Council), and the Gothic Revival villas on Jews Walk have "steeply pitched slate roofs" (Lewisham Council). In Lower Sydenham, Edmondson and Sons laid out the six roads of the Thorpes Estate between 1901 and 1914, with grey slate roofs (Lewisham Council), clay plain tiles and pantiles, and some "sweeping catslide roofs" on Bishopsthorpe Road (Lewisham Council).
Sydenham Hill has set pieces of its own: Mount Ash Road, "a unique example of Victorian 'byelaw' housing designed as a set piece of identical three-storey terraces", and Lammas Green, a 1950s scheme listed Grade II in 1998 (Lewisham Council).

Planning rules for roofs in Sydenham
Sydenham has several conservation areas: Sydenham Park and Jews Walk, both designated in 1973, Sydenham Hill (1976), Sydenham Thorpes (2001) and Cobb's Corner. Article 4 directions cover Sydenham Thorpes, Mount Ash Road, Lammas Green and 35 to 35d Sydenham Park, and they bring "the replacement of roof materials, and erection, alteration or removal of a chimney" under planning control (Lewisham Council).
In the Thorpes, the council's guidance for owners says "permission may be needed to change the roof covering or to install rooflights", and that it "will usually require roofs to be repaired or recovered in the original material or a close equivalent". Taking out or badly altering a chimney "is likely to be resisted" (Lewisham Council, 2004). Its appraisal says swapping slate for profiled tiles "detracts from the original design concept" (Lewisham Council).

Do you cover Upper Sydenham, Lower Sydenham and Sydenham Hill?
Yes. Sydenham is about 4 miles from our base in West Wickham. We visit to quote within 2 days, and quotes are free: call John or WhatsApp Steve a photo of the problem.
Will a roofer in Sydenham come out for a small repair?
Yes. Small roof repairs in Sydenham are as welcome as re-roofs: a slipped slate, a tired ridge or a leak round the chimney. If a repair is all it needs, that's what we'll quote for.
Do I need planning permission to change my roof in the Sydenham Thorpes?
Possibly. The Thorpes has an Article 4 direction, and Lewisham's guidance says permission may be needed to change the roof covering or add rooflights. Re-roofing in the original material is the safest route; check with the council first.
Can my Victorian slate roof be repaired rather than replaced?
Often, yes. Slipped and broken slates can be replaced one at a time and a tired ridge re-bedded. If a repair is all your roof needs, we'll tell you.
Will you match the original slate or tile?
Yes. Lewisham's guidance in the Thorpes asks for the original material or a close equivalent, and that's what we'd quote for: natural slate on a slate roof, clay on a clay one.
