When a roof needs replacing, not repairing

We only quote a new roof when the old one has genuinely had it: tiles failing across the slopes rather than in one place, battens and felt that have rotted, or repeated repairs that keep chasing the same problem. If a repair will do, we'll say so.

What a customer said

"Steve at Raise The Roofs London is extremely helpful and knowledgeable, providing genuine and "non-pushy" advice as we start the process of getting a new roof on our house."

How we re-roof a house

The old covering comes off, the timbers are checked and repaired where they need it, then new underlay, battens and tiles or slates go on. Ridges and hips can be dry-fixed, so there is no mortar to crack and wash out, and the lead work at chimneys and walls is renewed where it needs it.

The tile has to suit the pitch. Plain tiles need at least 35 degrees according to the manufacturer; an interlocking tile such as Redland 49 can go much flatter. We check the pitch before we recommend a tile, not after.

"If a thermal element is renovated and one of the following applies, then the whole of the thermal element should be improved to achieve at least the U-value given in Table 4.3, column (b). a. More than 50% of the surface of the individual thermal element is renovated (see paragraph 11.4)."

HM Government, Approved Document L, Volume 1: Dwellings, paragraph 11.3

A full re-roof renovates far more than half the roof, so this is the point where the insulation is expected to come up to the standard in the regulations. It's worth asking any roofer who quotes for a new roof how the insulation will meet it.

Roof replacement guarantees

Every new roof we lay comes with our own ten-year guarantee. On top of that, because we are members of the Confederation of Roofing Contractors, we can offer an insurance-backed guarantee for a small extra cost. That protects you even if something happens to the roofer, which is the point of insuring a guarantee at all.

"An insurance backed guarantee runs alongside the installers company guarantee. Should the company cease to trade, your work would still be covered for the remaining length of time of the company guarantee."

Confederation of Roofing Contractors, Insurance backed guarantees for customers

Put simply, the insured guarantee doesn't replace ours, it stands behind it. If the company that laid your roof stopped trading, the cover would carry on for whatever was left of the ten years.

How much does a new roof cost?

A full new roof on a terraced house is from £16,800 inc VAT (£14,000 + VAT), a semi from £19,200 inc VAT (£16,000 + VAT), and a detached house from £24,000 inc VAT (£20,000 + VAT). A new slate roof is from £19,200 inc VAT (£16,000 + VAT).

What guarantee do I get on a new roof?

Our own ten-year guarantee, plus an insurance-backed guarantee through the Confederation of Roofing Contractors if you want it, at a small extra cost.

Do I need scaffolding for a re-roof?

Usually, yes. Scaffolding is from £600 inc VAT (£500 + VAT) when it is needed, and it is shown separately on the quote.

Do you take a deposit for a new roof?

No. We never take a deposit, on any job. You can pay by bank transfer or cash.

How long does a re-roof take?

It depends on the house and the weather. Our Coney Hall re-roof, an original 1930s roof stripped and relaid in Redland 49 tiles, took two weeks.

Do you take the old roof away?

Yes. We're registered with the Environment Agency as a waste carrier (CBDU573704), and the old materials are cleared away when the job is done.
