Roof repair or a new roof? How we decide

Most roofs that leak don't need replacing. A slipped tile, a cracked ridge, a lead flashing that has lifted or a gutter that has been overflowing for years can all let water in, and all of them can be repaired.

Steve has been roofing since 1988, and his rule hasn't changed: "honesty is everything, we never upsell." If the roof has life left in it, we repair it and tell you what to keep an eye on. If it genuinely has come to the end, we'll explain why before we talk about a new one.

What a customer said

"I'd been advised by another roofer that I needed a whole new roof costing thousands of pounds and they have reassured me that there's nothing wrong with my current one."

Joanna, five stars on Trustatrader, February 2025. Read every review

"But replacing an old roof covering is disruptive and expensive, so first check whether it is repairable."

Historic England, Repair or renew the roof in an older home

It's advice written for historic houses, and it holds for every roof we're asked to look at. A new roof is the right answer when the covering has failed across the slopes, not when one corner has slipped, and the only way to know which you have is to look properly before anyone quotes.

The roof repairs we do most

Slipped and broken tiles and slates, matched to the roof that is already there. Ridge and hip tiles that have come loose, which can be re-fixed with a dry-fix system rather than fresh mortar. Lead flashings round chimneys, walls and bays. Flat roof splits and blisters. Storm damage, made safe and then repaired properly.

The cause is not always where the water shows. A drip in a bedroom ceiling can start at a chimney flashing several feet away, which is why we look at the whole roof before we quote. It's also how we found the real problem on a Bromley extension: we'd only been asked to price the fascias, and the plain tiles above them turned out to be laid at 5.5 degrees.

"Where work is of short duration (tasks measured in minutes), properly secured ladders to access the roof and proper roof ladders may be used."

Health and Safety Executive, Roof work: safe access to roofs

That's why a small repair doesn't always mean scaffolding. A few minutes' work on a slipped tile can be done safely from a properly secured ladder and a roof ladder. Anything longer, or anything we can't reach safely that way, needs scaffold, and the quote will say so.

Roof repairs questions

We do roof repairs in West Wickham, Beckenham, Bromley, Chislehurst, Orpington and Petts Wood, Dulwich, Forest Hill, Sydenham, and Westerham.

How much does a roof repair cost?

Replacing slipped or broken tiles starts from £200 inc VAT (£166.67 + VAT), and a ridge repair from £300 inc VAT (£250 + VAT). Access and scaffolding can add to that, and quotes are free.

How quickly can you come out to a leak?

We visit to quote within 2 days. If water is coming in, we are usually with you within 24 hours, with a call-out charge from £360 inc VAT (£300 + VAT). We never promise same-day.

Will you tell me if I only need a repair?

Yes. If a repair will do, that is what we quote. In Steve's words: "honesty is everything, we never upsell."

Do you guarantee roof repairs?

Repairs vary too much for one fixed period, so it depends on the job. Ask us when we quote and we will tell you what applies.

Do I need scaffolding for a roof repair?

Not always. The Health and Safety Executive allows a properly secured ladder for short jobs measured in minutes, so a slipped tile can often be done that way. Longer work, or anywhere we can't reach safely, needs scaffolding, which is from £600 inc VAT (£500 + VAT) and shown separately on the quote.

Do you take a deposit for a roof repair?

No. We never take a deposit, on any job, and you can pay by bank transfer or cash.
